  • 50,000+ SF, or the ability to expand to 50,000 SF
  • 10,000+ daily traffic counts
  • Property range from A- to C
  • Location range from A+ to B
  • Below the national average of storage SF per person within a 3-mile radius
Mixed-Use

Focused Criteria for Mixed-Use

  • 150+ Units
  • Commercial component of 15,000+ SF
  • Property range from A- to D
  • Location range from A+ to B
  • Multifamily mixed with office, retail or storage
  • Storage mixed with office or retail
Industrial

Focused Criteria for Industrial

  • 150,000–500,000 SF
  • Ground-up construction
  • Location ranges from A+ to A-
  • Warehouse and distribution facilities
Office Space

  • 50,000+ SF
  • Property range from A- to B
  • Location range from A+ to A-
  • Credit-rated tenants
NNN Lease

Focused Criteria for NNN Lease

  • Triple-net (NNN) and double-net (NN) considered
  • Single-tenant
  • Preferred transaction size of $1.5–$10 million
  • Corporate or personal guarantor
  • Minimum of 7 years remaining on the base term
